Our team identified this Walmart out parcel as a development opportunity in 2014 while recruiting retail for Del City, OK. The property was being used by the city’s Chamber of Commerce when our team encouraged them to allow the site to be used for retail.

For several years, Del City was not interested in redeveloping the site, but after being approached by several other developers, they decided that if they were going to sell the property, they wanted our team to be working on it.

Once under contract, our team encountered numerous hurdles, including a lack of access points, minimal parking area, and use restrictions by Walmart, all of which we were able to overcome and ultimately signed a ground lease with Salad and Go.
